LivStyle: When an Apartment Becomes a HOME

A new phase in the evolution of apartment living is underway in Sydney, with intuitive developers catering for the longer-term needs of growing families.

Well-designed three-bedroom apartments in inner-ring suburbs with good transport connections are now a viable alternative to a family house. That’s why the specialist inner-city development company LivStyle is launching a project in Rosebery called HOME.

Aimed at couples with children, or planning to have them, HOME apartments will have the space and features in which to raise a family. All bar four of the 26 apartments have three bedrooms and come in single and double-storey configurations with either one or two car spaces.

“These days only the affluent can afford to buy a house anywhere near the CBD, so younger couples are being forced to put their plans for children on hold or settle for a property far from their workplace,” said Peter Shield of Ray White Erskineville.

“HOME is a sensible solution for a growing family.”

“It offers all the creature comforts of a house but is free from external maintenance chores, allowing more quality time together. Most importantly, these apartments are in a vibrant and rapidly growing location.”

HOME is on the corner of Dunning Avenue and Cressy Street, just 600 metres from the entrance to the Eastern Distributor which provides direct links to the CBD, the Eastern Suburbs and the North Shore.

HOME will gain all the benefits associated with nearby Green Square – Australia’s largest urban renewal project – without suffering from the inconvenience of living in the midst of construction, which will continue for the next two decades. Green Square Railway Station is within walking distance, and Sydney Airport is just a few minutes drive away.

LivStyle regards Rosebery as an ideal location for families, with parklands, shopping centres and good schools, and the developer has achieved great success with its other Rosebery projects Astor, Verde and The Parker Residences.

“Young couples love Rosebery but we’ve learned that many want larger apartments in which to raise a family,” said LivStyle Director, Aaron Tippett. “With HOME we’ve made a conscious effort to eliminate un-useable floor space to ensure occupants have generous and flexible interior and external living areas whist being mindful of their need for storage.

“Getting outdoors and enjoying the sunshine is fundamental to a family’s health and psychological wellbeing, so we’ve also placed added emphasis on green sanctuaries at HOME. The rooftop community park will become a tranquil environment for both relaxation and socialising, with shade trees, barbecues and seating that allow residents to enjoy the views and the sun.”

HOME has:

  • 12 three-bedroom apartments (95sqm internally plus 11sqm externally) from $1.3-M
  • 6 three-bedroom garden terraces (95sqm internally plus 32-65sqm externally) from $1.3M
  • 4 three bedroom sky terraces (108sqm internally plus 59-98sqm externally) from $1,55M, and
  • 4 one-bedroom apartments (50 sqm internally plus 8sqm externally) from $690,000

Strata levies are estimated to start at $800 per quarter.

Kitchens brim with top-of-the-range Smeg appliances, including 70cm-wide ovens and externally ducted gas cooktops, reconstituted stone benchtops and splashbacks, and satin polyurethane lacquered finishes with timber veneer edging. An integrated suspended bar, for storing crockery and glassware, helps keep each kitchen feeling open and airy.

The bathrooms and ensuites feature a collection of European fittings, fixtures and tapware, large format tiles, glass mosaic tiles, timber veneer vanities, stone benchtops, copious cupboard space, a spa bath, double shower with frameless screens, heated towel rails and under floor heating.

Each apartment has ducted reverse cycle air-conditioning, high-speed computer cabling, wiring for Pay TV and surround-sound, a video intercom security system, plush-pile wool carpets and full-height doors. The security car spaces have direct internal access to each apartment, and there is a significant amount of basement storage.

“This is a lifestyle for today, and capital growth for tomorrow,” Mr Shield said.

HOME is expected to start construction by year’s end and be completed by mid-2018. For further information call 1800 274 990 or go to www.homerosebery.com.au
