Nesters Australia uses tech to sell clients properties with low-commission of 1.5 percent

A Perth-based real estate agency is saying they have worked out a strategy to help their client sells their homes quickly, with the lowest possible commission.

Nesters Australia operates through a smartphone app, and only charges a commission of 1.5 percent while promising to secure the best possible price on the seller’s property.

With the market conditions that have been challenging for Perth, Nesters say that sellers needed a more affordable way to sell. The current average commission rate in WA is 2.5 percent, but with their app, they say a seller can save $9,000 when selling a $750,000 home.

Its founders, long-time real estate agent Yadi Gibson and businessman Maurice Flores paired up and launched the app last December. To date, they say, the application has had six properties listed.

Gibson said the app is only available on the iOS at the moment while the Android version would be out in two weeks time.

“This app is based on SQFT (Teched Up Real Estate), an American based application which has been customised for the Australian market,’ Gibson told Elite Agent in an interview.

What makes Nesters service different from traditional agents and sell-it-yourself websites, is that the company sells for a lower commission while still providing some of the same support of a full-fee agent.

‘By focusing our service on the most important roles an agent performs, we cut costs and get a better price,” she said.

Once a client lists their home on Nesters, the Nesters agents would then perform the more challenging jobs of a traditional agent such as price negotiation.

However, Gibson said clients using Nesters service would need to conduct their own open homes with potential buyers.

‘But, if sellers want us to conduct open inspections, then we might need to charge a fee for that in the future,” she said, adding that the fee was yet to be decided on.

Gibson said sellers are also only required to pay fees of up to $1000 to $2000 dollars for marketing cost of listing their homes on professional real estate websites, photo shoots, signages and as well as 3D virtual reality tours.

“We only collect full payment once the sale has gone through,” Gibson said.

She reiterated that by pairing up with Nesters, sellers could also use the app to check on their agent’s progress, while buyers can book viewings through the app and even put in an offer on a property they may be interested in purchasing.

In conjunction with the company’s recent launch, Gibson said the company would be raising awareness by offering one lucky seller a chance to sell their home for zero commission.
